Here are some possible options:

Refinance

A)  Your current mortgage may be part of the problem.  Many people in the last 5 yrs have either obtained INTEREST ONLY or ADJUSTABLE RATE mortgages in which the payment now has increased to an unmanageable level.  Shop for alternatives; mortgage rates and programs change daily.

Negotiate with your Lender

B) If your credit is already damaged, or you owe more on your home than it is worth, refinancing may not be an option. Find out how much you currently owe and what the lender will take to suspend the foreclosure process.  Contrary to what you may think, the lender really does not want your house.   A Loan Modification Specialist can help you get a modified payment that fits your family’s budget and will allow you to stay in your home. Not all home owners qualify, but for those who do, this may be a great option.

Sell the Home

C) If you have already attempted Loan Modification and think that you will not be able to keep the house it is better to sell it than to have it Foreclosed by the lender.  In recent years, property values have taken a serious hit. If you still have equity in your home, acting fast and pricing your home right will allow you to put that money back in your pocket. If you owe more than your home is worth, negotiating a ”Short Sale” may be your best option.  Short Sale means the lender may actually allow the home to be sold for less than what is owed on the property.  I also work with some investors who are willing to purchase homes in short sale and rent them back to the seller. This is on a case by case basis and not all homes qualify.
